Common Permits

The Building Division has compiled submittal checklists for common building permit applications.

Please note that all pages of all drawings submitted must include the address, scope of work and the name and signature of the designer. You may use MarinMap to get an aerial view of your property via satellite image to use in your submittal.

Permit documents may be submitted via email to building@townoftiburon.org. If you have additional questions about your building permit application, please contact the Building Division. 

Air Conditioners*

Please submit:

  • Completed Building Permit Application
  • Site Plan that shows:
    • property lines and outline of the home
    • the proposed location where the air conditioner unit will be installed, including the measured distance from the air conditioner to the closest property line
  • Noise specifications for the air conditioner unit. This is typically included with the unit. For sound power, use the Inverse Square Law formula.
  • Manufacturer installation instructions 

Fences*

New fences over 42" may require Planning Review. Fence replacement permits or permits for new fences (under 42” from grade) may be submitted via email for review. If you are proposing to install a new fence over 42” it may require design review. Submit all required documents in PDF format at building@townoftiburon.org.  We will require the following information:

  • Completed Building Permit Application
  • Site plan that shows:
    • property lines and outline of the home
    • fence location in relation to the property lines (please note: submitting a design professional's plan or portion thereof directly without their permission will not be accepted)
  • Dimensioned elevation drawings that show details of the fence including height, building materials used, etc. Fence posts and boards must be specified as pressure treated or naturally decay-resistant wood, such as construction heart grade redwood or cedar. Untreated fir or redwood with sap wood (not all heart grade) will not be approved
  • A fence post footing detail. The generally accepted trade standard for fence post footings is: for a 6 foot tall fence use a 24- 30 inch deep post hole, with a 10-12 inch diameter for 4x4 posts (wider for larger posts), and with 4-6 inches of gravel at the bottom and concrete around the post above the gravel. Specify all of these dimensions and footing materials on the detail.
  • Note: At the time of the first fence footing inspection, you will need to demonstrate to the inspector that the fence and post footings are installed entirely within the property lines that the permit was issued for. This can be done with an existing survey map and string line between existing surveyor set property line markers, or a letter from a licensed surveyor stating that all post holes are within the permitted property lines. An alternative to this requirement would be submitting to the Building Division a letter with names and addresses of and signed by, all adjacent property owners after the fence post holes are installed, stating that they accept the location of the post holes, and that they understand that some portion of the fence may be on their own property (this is considered a “good neighbor or property line fence”).

Generators*

Please submit:

  • Completed Building Permit Application
  • Site plan that shows the proposed location where the generator, transfer switching, disconnects, etc. will be installed, including the measured distance from the generator to the closest property line
  • The noise specifications for the unit. This is typically included with the unit. For sound power, use the Inverse Square Law formula. 
  • Plan/detail for generator support slab/foundation sufficient to secure the generator from movement. The perimeter foundation must be a minimum of 12 inches into undisturbed soil (2022 California Building Code). The generator must be secured to support foundation to prevent movement during a seismic event. 
  • Specify gas pipe sizing and length supplying the generator on the plans.

Water Heaters & Furnaces

Please submit:

  • Completed Building Permit Application
  • Plan showing the location of the unit where the work will be completed. This can be a simple drawing of the outline of the property with a notation on where the unit will be replaced and a description of the location (attic, in interior closet, garage, etc.). 
  • Manufacturer's installation instructions and model number. 
  • If installing a tank to tankless water heater, the Building Division will also require a gas piping plan. 

Windows*

Please submit:

  • Completed Building Permit Application
  • Plan view of the house showing the location, operation (fixed, operable), and sizing of the windows to be replaced. This may be hand drawn. 
  • Plans must include room descriptions so minimum egress and ventilation window sizes may be verified, when required
  • Manufacturer's installation instructions
